Our Manchester team can help you access property development finance from £50,000 up to £15 million. Usually we can provide loans equivalent to 70% of the estimated GDV of the project however, for experienced developers with a strong track record (together with additional security), we can often secure funding of up to 100% of all site purchase, development and finance costs. We can also introduce Mezzanine Loans secured on a second charge to provide any “top-up” funding during the project.
Our property development finance is for larger scale building projects. For smaller property and refurbishment projects a bridging loan may be more suitable. Speak to our Manchester team about what is more suitable for you.
We ensure that all development projects we finance meet the following criteria:
- We support residential projects, mixed use and commercial schemes
- Applications should be supported by good evidence of demand in the local area
- Developments should demonstrate sufficient margin to absorb any possible future reduction in the anticipated Gross Developed Value (GDV) of the project.
- The borrower or proposed main contractor should have a good CV and be able to demonstrate experience in the sector
